good contentFor busy real estate professionals, carving out the time to keep up with social media is a challenge when faced with any given day’s obligations. But mastering social media is more important than ever as consumers continue to turn to social media platforms for their real estate needs.

This topic was discussed during RISMedia’s latest webinar, “Mastering Social Media: Tips and Tools That Work.” Moderated by Sherri Johnson, CEO and founder of Sherri Johnson Coaching & Consulting and sponsored by RISMedia’s ACE (Automated Content Engagement), the esteemed group of panelists shared their tips for leveraging social media.

“The key to successful social media is not just posting things, but rather, getting people to respond and reply,” explained Johnson.

For panelist Pam Charron, a broker associate with Berkshire Hathaway HomeServices Florida Realty—who credits a large portion of her success to utilizing social media—it’s this call to action that lays the foundation for success.

“When you post, the best thing you can do is ask a question to get the dialogue going,” said Charron, an avid ACE user. “From there, it’s all about sharing the post or tagging someone if the content is relevant to their current situation.”

While opening the lines of communication and engaging in meaningful dialogue with your friends and followers is a key component in achieving social media success, standing out is just as important.

“The key factor behind social media is all about being social and differentiating yourself as an individual,” said panelist Ron Rocz, broker/owner of RE/MAX Nexus.

Utilizing ACE on an enterprise level, Rocz underscored the importance of being present on numerous platforms.

“We engage with different types of audiences in different ways,” said Rocz. “With so much noise surrounding us today, people tend to selectively tune out the frequencies they don’t want to pay attention to.”

“As real estate professionals, we need to be seen all the time,” added Amy Waugh Curry, a REALTOR® with Berkshire Hathaway HomeServices New England Properties. “It’s critical to be dancing in and out of when others are going to be in and out of their social media.”

While the panelists agreed that having a well-rounded social media presence is of utmost importance, the following tips were offered for those looking to maximize their Facebook presence:

  • Set up your business page properly by using the Services template to promote all the services you offer.
  • Have call to action buttons (book now/call today).
  • Make sure you have followers, and a lot of them. Invite people to like/follow your page and keep them there by providing good content.
  • Be sure you have reviews from past clients.
  • Like as your page. This will help when it comes to branding yourself, etc.
  • Use hashtags. Come up with your own branded hashtags, as well.

In addition to establishing your presence across the board on social media, the panelists agreed wholeheartedly with the notion that in the end, it all points back to having content in front of people on a regular basis.

This is exactly why they’ve all chosen to integrate ACE into their social media strategy.

“Up until I began using ACE, I was a Facebook stalker,” explained Brenda Noffert, associate broker with Better Homes and Gardens Real Estate Alliance. “I would troll my past and future clients and respond, but never really engage.”

In fact, trying to break out of her daily routine to go and engage on social media was a constant struggle.

“Not only has ACE made social media so much easier for me, but it also brings the emotional connection up one level,” said Noffert.

For Waugh Curry, the biggest benefit in utilizing ACE comes from being able to better connect with millennials, while allowing her to stand out from other real estate professionals in her marketplace. “ACE works because of its consistency, and it’s brought me closer to my clients—and those who will potentially turn into clients.”

“At the minimum, take the time to get profiles set up on every social media platform so that when people Google you, they find you,” concluded Charron. “Then, invest in ACE and let it work for you. Even if you don’t get a lot of likes on every post, people are watching.”
