For many people, holiday to-dos include shopping, celebrating with friends and family and keeping the kids entertained over winter break. Selling your home during the holiday season may not be high on the to-do list, but there are some really good reasons why it should be for anyone considering selling.
There are many benefits to selling your home during the holidays. Buyers are often more serious during this time of year and aren't going to waste limited time checking out homes they have no intention of purchasing.

Winter historically means fewer houses on the market, so sellers are likely to see competition among buyers. In a market with limited inventory, sellers may be able to hold their line more with prospective buyers. However, even in the most extreme seller-favorable conditions, homes must be priced correctly from the start, so it's essential to consult with a real estate professional who can recommend a price the local market will bear.
The holiday season is a great time to open up a home to potential buyers, as the house will already be cleaned and decorated for the season. Homes during this time of the year are usually prepped to host gatherings of friends and family, so why not invite prospective buyers over, as well? Here are some tips for listing a home during the holiday season:
Deck the Halls
Homes are often decorated for the holidays, which presents an opportunity for great curb appeal; however, sellers should be careful not to go overboard. Large adornments can distract a buyer or make a house look small. Additionally, select decorations that are non-denominational as to not offend a potential buyer.
Price Your Home Correctly
Even in a seller's market, it's important to price your home correctly. A home that's overpriced rather than listed at true market value can discourage buyers from even viewing the property, especially during the crucial two-week period following listing.
Offer Holiday Cheer
Inside your home, you have the opportunity to make the space cozy and offer an escape from the cold weather. Even if buyers need to walk through snow in the neighborhood, they can enjoy a warm house, perhaps with the smell of holiday cookies in the kitchen.
Consult the Advice of a Real Estate Professional
It's important that sellers take the advice of a real estate professional who has reams of data and knowledge at their fingertips to help them navigate the process from start to finish. A reliable real estate professional will help you get the best price for your home and give you more time to celebrate the holidays with your loved ones.
As potential sellers make their holiday to-do lists and check them twice, they should consider adding listing their house to take advantage of some of the great benefits that selling a home during the holidays can bring.
